Ruby Hill and Castlewood Carpet Cleaning: Pleasanton Guide
Ruby Hill and Castlewood carpet cleaning is a different job, not a different price
Pleasanton's gated communities, Ruby Hill, Castlewood, Vintage Hills and the Foothill area, have rooms twice the size of a tract home, more wool, and gates that turn a booking into a coordination exercise. The service that worked for a friend in Mission Hills may not be set up for any of that. What should not change is the rate card.
Pricing is by area, not by ZIP code
| Home | What gets cleaned | Total |
|---|---|---|
| Vintage Hills 3-bedroom | 3 bedrooms, family room, hallway, 13 stairs | $351 |
| Castlewood 4-bedroom | 4 bedrooms, family room, 2 hallways, 13 stairs | $403 |
| Ruby Hill 4-bedroom, large rooms | Master and family room count as two each, formal living, hallways, 16 stairs | $531 |
| Ruby Hill 5-bedroom estate | 8 to 10 areas, stairs, hallways | $600 to $700 |
Rooms are $195 for 1 to 3, $223 for 4, $251 for 5, $279 for 6, $29 each after. A room is up to 250 square feet; a 500 square foot master suite is two rooms. That is the only adjustment. Some Pleasanton cleaners add $25 to $75 for "gated community service." That is a markup, not a cost.
For estates above 5,000 square feet, text photos of each carpeted area to (925) 264-9646 and you get a line-item estimate before anyone drives out.
Wool and specialty fibers
Standard Pleasanton homes have nylon, which forgives almost any cleaning chemistry. Ruby Hill and Castlewood homes often have:
- 100% wool in formal areas. Needs pH-neutral solution; alkaline cleaners felt the fiber.
- Wool blends (typically 80/20 wool and nylon). Same rule.
- Wool Berber. Looped pile that wicks if over-wet. Lower water, faster extraction.
- Hand-knotted Persian, Turkish or Chinese rugs. Never cleaned in place. They need dusting, cold washing and flat drying at a rug specialist, and we will refer you rather than risk a dye bleed.
- Sisal, jute and seagrass. Cannot be wet-cleaned at all.
The technician identifies fiber at the door before any solution goes down. Tell us about wool in the booking notes so the right chemistry is on the truck. There is no wool surcharge.
Why the stakes are higher
Replacing a 600 square foot family room in Ruby Hill costs $4,000 to $10,000 installed. One wrong cleaner, one over-wet Berber, and that is the bill. Proper training and $1M of insurance matter more here than in a $300 tract-home job.
Gate access, done properly
- The day before: we confirm the method. Guest list, gate code, or a meet at the gate.
- Day of: the crew arrives at the gate you named, identifies themselves, and goes in. No phone call to you.
- Gate codes stay in the booking notes and nowhere else.
- No charge for any of it.
Five questions for any cleaner you are considering
- Do you carry pH-neutral solution and use it on wool? The answer is yes or they are not qualified for wool.
- How do you change extraction for wool versus synthetic? Lower temperature, faster passes, more drying attention.
- What is your insurance limit? $1M general liability minimum.
- Is the quoted price the total? Yes or walk away.
- What do you do with a hand-knotted rug? "Refer it out" is the right answer.
Deep cleaning where it counts
Standard cleaning is steam and shampoo. Formal rooms that see little traffic rarely need more. The stairs, the hallway from the garage and the kitchen-to-family-room lane often do: the Steam + Deep Cleaning upgrade at $75 per area adds stain removal, disinfectant and brush agitation for those areas only. The same approach works in Blackhawk, Danville and the larger Dublin Ranch homes.
